We looked at many areas of the country and settled on Northern Alabama for a number of reasons here are a few:

• Steady Population Growth : the population in Northern Alabama has a steady growth rate of 1-3% depending on which county you look at specifically.

• Low Property Taxes : Alabama is generally one of the more affordable states in the country. At 0.41%, it has the second-lowest property tax rate nationwide. This allows for better revenue which drives the value of your investment.

• Average Insurance Rates : Insurance has gotten expensive in a lot of desirable areas throughout the US. In Northern Alabama they are relatively average because the area is far enough inland to not be at a high risk for hurricanes. The cost of insurance can be tough on the bottom line. We’re keeping an eye on that by finding an area that seems to not be affected by catastrophic events.

• Landlord Friendly Environment : You've heard about the horror stories about not being able to get a tenant that isn't paying their rent out of a property. In Alabama the laws and rules around evicting a tenant are more in favor of the landlord and a tenant can usually be removed in 30 days or less.

• Active Deal Flow : If there aren't deals to be found then we can’t make successful investments. So many areas may be good investments but if everyone is already there taking all the deals or no one wants to sell then how are you going to invest?
