Key Investment Terms

Understanding these concepts will help you evaluate real estate investment opportunities with confidence.

Cap Rate

Net Operating Income divided by property value. A key metric for comparing property performance across markets. Higher cap rates indicate higher returns relative to price.

Cash-on-Cash Return

Annual cash flow divided by total cash invested. This measures your actual return on the money you've put in, accounting for leverage.

NOI (Net Operating Income)

Total revenue minus operating expenses, before debt service. The fundamental measure of a property's ability to generate income.

Value-Add

An investment strategy targeting properties with below-market performance that can be improved through renovations, management upgrades, or operational changes to increase value.

IRR (Internal Rate of Return)

The annualized return accounting for all cash flows and the timing of those cash flows. Often used as the primary measure of total investment performance.

Equity Multiple

Total cash returned divided by total cash invested. An equity multiple of 2x means you doubled your money across the full hold period of the investment.
